Booking and scheduling

Shoots are scheduled Monday to Friday, 9 AM to 8 PM, with weekends by arrangement. Booking online holds the slot; we confirm by email and text. Rescheduling is free up to 24 hours before the shoot. Reschedules for weather are always free, at any notice: we watch the forecast and will text you before it becomes a problem.

If the property is not ready when we arrive, or nobody can provide access, the trip may be billed at the reshoot rate.

Text messaging

If you opt in, Ohio Real Estate Pics sends you text messages about your shoots: a booking confirmation, a reminder the evening before, and a note when your photos are ready. Texts are optional and consent to receive them is not a condition of purchase. Message frequency depends on how often you book, about 3 messages per shoot, and message and data rates may apply.

Reply STOP to any message to opt out, HELP for help, or START to opt back in. Your mobile phone number and SMS consent are never shared with or sold to third parties or affiliates for their marketing.

Pricing

Every published price is a starting price. The final invoice can be adjusted for square footage above the package limit, additional parcels, and travel beyond 60 miles roundtrip, which is billed at $1.50 per mile. Those adjustments are added as line items so you can see exactly what changed.

Quote-priced services are scoped and quoted in writing before any work is booked. Nothing is scheduled until you approve the quote.

Payment

Invoices are issued electronically. Keeping a card on file lets us charge automatically on delivery. Choosing to be invoiced instead adds a $30 billing fee. Payment is due on receipt unless your account has agreed terms.

Delivery

Photos are delivered the next business day, usually between 12 and 5 PM. Video is delivered within 48 hours, 3D tours within 36 hours, and virtual staging and AI enhancements within 24 to 48 hours per batch. Delivery includes originals plus MLS-optimized, web, and social sizes, and the floor plan included with every interior shoot.

Delivered media stays in your media library for as long as your account is active.

Media licensing

Unless your package includes a copyright release, Ohio Real Estate Pics retains copyright and grants you a license to use the media to market the specific listing or property it was shot for, including the MLS, listing portals, your website, print, and social media. The license does not extend to resale, to other properties, or to third parties such as builders or brokerages who were not party to the booking.

Builder, commercial, STR, and auction packages include or offer a full copyright release; where a release applies, its terms replace this section.

Drone operations

All flights are conducted by FAA Part 107 certified, insured pilots. Airspace is checked before every shoot, and LAANC authorizations are obtained where required. Some locations cannot be flown legally or safely; if that applies to your property we will tell you before the shoot and adjust the package.

Property preparation

We send a prep checklist after you book. Photography captures the property as we find it. We move small items and adjust lighting, but we are not a staging or cleaning service. Listing prep services are available separately if the property needs work before the camera arrives.

Virtual staging and AI enhancement disclosure

Virtually staged, day-to-dusk, decluttered, and virtually renovated images are digitally altered. We deliver them clearly labeled alongside the unaltered originals. Disclosing altered images on the MLS and in advertising is the responsibility of the agent or owner publishing them.
